4. Can I built a farm of the land that I buy?
Yes. All plots come with clear titles and you can request to the administration for a change of CLU to Residential. We ensure a seamless registry and mutation process for a fixed fee to be paid to the government. You will be able to build your farmhouse within community guidelines that maintain the estate’s aesthetic, ecological balance, and value. Grassroots also offers design and build assistance if desired.
5. What kind of amenities are available inside the estate?
The estate features a large amount of amenities which you will be able to discover during your visit and among it you will find a stepwell-inspired saltwater pool, a spa, a restaurant, a café, a library, a kitchen garden, and an indoor pickle ball and badminton court. Outdoor sports like box cricket, pétanque, volleyball, and basketball etc. are also integrated

Yes. 922 Emblica Estate is gated with controlled access, on-site management, and boundary fencing — offering peace of mind along with peace of nature.
7. How accessible is the location from Delhi NCR?
The estate is 2.5 hours from Delhi NCR via the Delhi–Mumbai Expressway and the Jaipur Spur, The final approach via Lawan Road is newly refurbished for smooth connectivity right up to the gate.
8. Are short-term rentals or weekend stays allowed?
Yes. Owners are welcome to use their farmhouse for personal use or short-term stays within the community guidelines. The project is designed with weekend living and retreat-style rentals in mind — offering potential for passive income for our community members.
9. Can I stay at the Estate the day of my visit?
We are currently developing a stay option for our community members and prospective clients. We will inform of the availability of the said option. However, we have a list of hotels and resorts around the property that we can share with you while scheduling your visit.
10. What is the role of Grassroots Developer post-sale?
Grassroots remains involved in long-term community management through our facility team. We oversee the maintenance of common areas, roads, security, and amenity spaces to preserve the estate’s quality and value.
11. Can I finance my purchase with a loan?
The purchase of agriculture land near cannot be financed via a bank loan.
12. Are water and electricity available?
Water points are provided. Patrons can apply directly for electricity connections to ensure a hassle-free setup.
13. What is the timeline for possession?
The possession of the land is immediate after completion of the payment. The amenities in the common areas are still under progress and will be completed soon.
14. How far is it from Delhi NCR?
Just 2.5 hours from Delhi NCR via the Delhi Mumbai Expressway. Jaipur is accessible in 1h. With the expansion of the Delhi Mumbai Expressway should be reduced even more.
